Whether you're moving to Nicosia, Limassol or Paphos, a short checklist saves you from the most common rental problems.

Before the viewing

Confirm the monthly rent, deposit amount, and whether common expenses and utilities are included. Ask if the flat is furnished and whether parking comes with it.

At the viewing

Test the water pressure, air conditioning and hot water. Check window seals, damp patches and mobile signal. Photograph any existing damage.

Before signing

Read the contract term and notice period carefully. Make sure the deposit terms, inventory list and repair responsibilities are written down, not agreed verbally.

Red flags

Never pay a deposit before viewing the property in person, and be cautious of landlords who refuse a written contract.
